Situational Awareness in Construction and Facility Management

摘要: Engineers and managers involved in construction and facility/infrastructure operations need situational awareness about the as-is conditions when making daily decisions and developing short- and long-term plans. Yet, currently situational awareness of engineers is often challenged due to missing data and the available data not being in a format that is easily accessible and actionable. Advances in reality capture technologies, such as 3-dimensional (3D) imaging, in-situ sensing, equipment on-board instrumentation and electronic tagging, streamline the capturing of the as-is conditions on job sites. The data collected from these technologies, integrated with building information models depicting the as-planned conditions, can help in creating and storing the history of as-is conditions of a facility to support a variety of decisions that engineers and managers need to make. While the opportunities associated with integrating building information models and data capture technologies are compelling, several challenges need to be addressed through research for effective usage of these technologies. Such challenges include assessing the accuracy of the data collected at the field, developing and evaluating data processing and data fusion approaches, formalizing integrated representation of building information models and sensor and other relevant data, and investigating and developing approaches for analyzing and visualizing such integrated information models. This paper provides examples of recent research studies done at the Civil and Environmental Engineering Department at Carnegie Mellon University that demonstrate opportunities associated with integrating building information models and sensor information for facility operations.

Web-based construction equipment fleet management system: cost-effective global and local allocation

摘要: Over the last two decades, construction contractors have been gradually making more investments in construction equipment to meet their needs associated with increasing volumes of construction projects. At present, from an operational perspective, almost all contractors pay more attention to maintaining their equipment fleets in well-sustained workable conditions and having a high accessibility of the necessary equipment pieces. However, such an approach alone is not enough to maintain an efficient and sustainable business. In particular, for large-scale construction companies that operate in multiple sites in the U.S. or overseas, the problem extends to an optimal allocation of available equipment. Given the current state of the construction industry in the U.S., this problem can be solved by geographically locating equipment pieces and then wisely re-allocating them among projects. Identifying equipment pieces geographically is a relatively easy task. The difficulty arises when informed decision-making is required for equipment allocation among job sites. The actual allocation of equipment should be both economically feasible and technologically preferable. To help in informed decision-making, an optimization model is developed as a mixed integer program. This model is formed based on a previously successfully developed decision-support model for construction equipment selection. The proposed model incorporates logical strategies of supply chain management to optimally select construction equipment for any construction site while taking into account the costs, availability, and transportation-related issues as constraints. The model benefits those responsible for informed decision-making for construction equipment selection and allocation. It also benefits the owners of construction companies, owing to its cost-minimization objective.

Value Management Practices on Major Construction Projects and Green Building

摘要: The paper starts with background information on value management (VM) in the construction industry and current development situation of the green building industry, and costs and profitability of green buildings. The paper continues with detailed analyses of the findings, covering new developments and perceptions of VM, and applications of VM in the industry. The paper also reports case studies on the practices adopted in the planning and design management phase of SIPO Guangdong Patent Examination Cooperation Center and in the construction management phase of Guangzhou International Bio-Island Standard Property Unit II project. As revealed by the practices, the value-adds and savings in construction costs through the application of VM are important for the developers, and the contributions of VM application in green building projects are significant to achieving the expected targets and to resolving the design and construction challenges encountered in the development of green building industry. And the paper presents, findings on how VM can improve construction management and coordination of several ongoing construction projects and on how VM can be systematically implemented by phases, and discussions on other potential benefits of using VM systems.

Project management maturity in construction consulting services: Case of Expo in China

摘要: For many years, project management maturity models (PMMM) derived from the software industry have brought immeasurable benefits. However, the adoption and investigation of PMMM in the construction field have been weak and insufficient, particularly in construction consulting services (CCS). Moreover, professionals have gradually realized the importance of non-process factors (e.g., teamwork, culture, leadership) in the evaluation of PMMM. This study describes the construction of PMMM for CCS that considers non-process factors and combines them with CCS-specific process factors. To verify the effectiveness of the proposed model, we conduct a case study on the overall project management consultancy for China’s 2010 Winter Expo. The results would fill in the PMMM research gap in CCS and provide practitioners with ideas to improve their performance.

System dynamics analytical modeling approach for construction project management research: A critical

摘要: Building and infrastructure construction projects can be viewed as a complex system consisting of many subsystems. Over the last two decades, considerable researches that use system dynamics (SD) as an analytical and modeling approach exist to address construction project management issues. However, only few critical reviews have been conducted to provide an in-depth understanding of SD application in construction project management. Moreover, many studies have failed to apply SD accurately. Therefore, the present study aims to gain an understanding of the current state of play and future directions in applying SD method in construction project management research, by undertaking a comprehensive review of 105 relevant articles published from 1994 to 2018. These articles are analyzed in terms of annual publication rate, key papers and their contribution, critical issues in SD application, and research topics. A significant increase in the number of publications in the last five years has been observed. When applying SD method to model construction system, the following aspects must be carefully considered: Model boundary, model development, model test, and model simulation. In addition, SD has been applied in a wide range of research topics, including (1) sustainable construction; (2) design error, rework, and change management; (3) risk management; (4) resource management; (5) decision making; (6) hybrid modeling; (7) safety management; (8) PPP project; and (9) organization performance. Based on the review findings, this study discusses three future research directions, namely, integration of SD with other methods, uncertainty analysis, and human factor analysis. This study can help researchers gain an in-depth understanding of the critical issues in the application of SD in construction management and the state-of-the-art of SD research.

Dynamic Coordinated Management Model of Programme in Large-Scale Construction Company

摘要: Large-scale construction companies develop rapidly when facing more and more opportunities and challenges of programme contracting. However, project management technology, not meeting the requirements of firm growth, still stands proud, while relevant programme management methods have not been well studied. Therefore, this paper commences innovative application of coordinated management theory to programme management according to the need of changing the existing management mode in large-scale construction companies, then puts forward the dynamic coordinated management model composed of the dynamic coordination of function module, interface module, support module and evaluation module. Besides, coordination degree was introduced to make auxiliary analysis, so that companies can utilize internal and external resources more effectively to realize the goals of programme management as well as enterprise strategy.

Research and Practice of Meta-synthesis Management for the Government-led Urban Complex Construction

摘要: This paper researches the overall construction target of government-led urban complex construction projects based on the perspective of sustainable urban development.In order to achieve benefit maximization, the meta-synthesis management for the government-led urban complex construction project is studied.In order to combine theory and practice, several typical government-led urban complex construction project cases, such as Guangzhou Higher Education Mega Center and Guangzhou International Financial City etc. areexamined. These examples point to thefeasibility of government-led meta-synthesis management and demonstrate the benefits that can be achieved through this model.

Identifying critical factors that affect the application of information technology in construction management

摘要: The new mode for managing construction projects with information technology (IT) has attracted worldwide attention because it can help managers and workers perform tasks and bring potential benefits, such as high-quality products and accident-free production, effectively. However, the application of IT in site have not achieved expected results because it is faced with many constraints caused by internal factors from enterprises and projects and external factors from the government and environment. Although many relevant studies have discussed the constraints of implementing different IT and devices in the construction industry or site, few articles have specifically focused on identifying and analyzing the indicator system. In this work, we took China as the background, scientifically identified 23 influential factors that affect the implementation of IT in construction management through literature review and expert interviews. Subsequently, questionnaires were issued, and Delphi method was used to obtain empirical data that aimed at four different management fields. Then, an efficient and convenient method called DEMATEL was used to deal with these data. Afterward, the factors were divided into four categories, namely, core, diving, independent, and impact factors. Finally, the similarities and differences of the analysis results from the four fields were compared, and the key factors were identified. Results show that the cross-domain talent ability, concept and value cognition, and organization structure are core factors in all management fields that should be managed first along with the IT innovation ability in the enterprise. The formulation of technical standards and related device and training input are also critical in specific fields. Strategic planning plays a role in macro control and promotion. Data management and application, platform construction, solution, and collaboration have direct impacts on information management. The research results provide suggestions not only for the government to formulate effective policies for IT application and promotion in construction industry, but also for enterprises to take measures in improving management efficiency in the construction site and realizing its substantial benefits.

Do right PLS and do PLS right: A critical review of the application of PLS-SEM in construction management

摘要: Partial least squares structural equation modeling (PLS-SEM) is a modern multivariate analysis technique with a demonstrated ability to estimate theoretically established cause-effect relationship models. This technique has been increasingly adopted in construction management research over the last two decades. Accordingly, a critical review of studies adopting PLS-SEM appears to be a timely and valuable endeavor. This paper offers a critical review of 139 articles that applied PLS-SEM from 2002 to 2019. Results show that the misuse of PLS-SEM can be avoided. Critical issues related to the application of PLS-SEM, research design, model development, and model evaluation are discussed in detail. This paper is the first to highlight the use and misuse of PLS-SEM in the construction management area and provides recommendations to facilitate the future application of PLS-SEM in this field.

Construction engineering management culture shift: Is the lowest tender offer dead?

摘要: The procurement of public construction projects must walk a fine line between the corruption of state officials and collusion of contractors. The method of awarding projects to the lowest responsible tenderer was originally implemented to guard against corruption of state officials. However, an investigation of the construction industry in the Canadian province of Quebec showed that lowest-tender-offer procurement gave rise to collusion of companies tendering for the contracts. Alternatively, best-value procurement has been used for decades, but here problems arise owing to the necessity of subjective judging of measures other than price to compare bids, giving rise to time- and money-consuming protests. The paper proposes a compelling argument that the construction engineering management (CEM) culture should refocus its efforts on enhancing project cost certainty rather than merely searching for means to design a project in a manner that produces the lowest initial cost, and awards the construction to the lowest tender offer that focuses on cost savings during the project development and delivery process. The difference in the two approaches is subtle but extremely important. To make the transition, the engineering management tools must be advanced to the next level. This means that all project control tools for managing cost, schedule, and technical scope must be transformed from working in the deterministic mode to the stochastic mode, thus making the probability of completing the project within or below its official budget the primary decision criterion. To do so, CEMs must accept that there is a benefit in paying more for an alternative that increases cost certainty for the entire project. The authors of this paper hope that it will provide the grist for a more general dialog across all industry sectors where engineering management is practiced.

Preparing construction supply chains for blockchain technology: An investigation of its potential and

摘要: Blockchain, a peer-to-peer, controlled, distributed database structure, has the potential to profoundly affect current business transactions in the construction industry through smart contracts, cryptocurrencies, and reliable asset tracking. The construction industry is often criticized for being slow in embracing emerging technologies and not effectively diffusing them through its supply chains. Often, the extensive fragmentation, traditional procurement structures, destructive competition, lack of collaboration and transparency, low-profit margins, and human resources are shown as the main culprits for this. As blockchain technology makes its presence felt strongly in many other industries like finance and banking, this study investigates the preparation of construction supply chains for blockchain technology through an explorative analysis. Empirical data for the study were collected through semi-structured interviews with 17 subject experts. Alongside presenting a strengths, weaknesses, opportunities, and threats analysis (SWOT), the study exhibits the requirements for and steps toward a construction supply structure facilitated by blockchain technology.

The outlook of blockchain technology for construction engineering management

摘要: Current construction engineering management suffers numerous challenges in terms of the trust, information sharing, and process automation. Blockchain which is a decentralised transaction and data management technology, has attracted increasing interests from both academic and industrial aspects since 2008. However, most of the existing research and practices are focused on the blockchain itself (i.e. technical challenges and limitations) or its applications in the finance service sector (i.e. Bitcoin). This paper aims to investigate the potential of applying blockchain technology in the construction sector. Three types of blockchain-enabled applications are proposed to improve the current processes of contract management, supply chain management, and equipment leasing, respectively. Challenges of blockchain implementation are also discussed in this paper.

摘要: In recent years, with the increasingly complex fabricated construction environment and increasingly challenging logistics management requirements, this paper proposes a model of intelligent logistics management based on radio frequency identification and building information modeling, which enables monitoring full life cycle of building components and improving construction efficiency through real-time uploading and tracking components and materials logistics information. The empirical model was typically used in the construction of a major theme park with good results achieved.
